Everything starts with a referral. When you have a referral, notify us using the provided link.

Once the referral is received, our ERA Spain Referral Program Manager will assign an official agent from the program who speaks your language or your client’s language. We will then send you the referral agreement for joint signature between the agents.

After signing the agreement, both agents will engage in a conversation to identify your client’s specific needs.

The ERA Spain agent will conduct a thorough search across databases to find a selection of properties that meet the client’s requirements and will send this selection to you for review.

How the Acquisition Process Works in Spain

Visits
Virtual or physical visits to ensure the property matches the buyer/investor’s needs.
Purchase Request Order
This document outlines the details of the purchase at the listed price or any alternative offer price, including specific conditions required by the buyer/investor.
Agreement or Closure
Once the buyer and seller reach a binding preliminary agreement, the reservation process and preparation of the private agreement are initiated.
Documents
The seller may accept, decline, or propose changes to the purchase request. Once agreed, the ERA agent will provide all pertinent documentation regarding the property to the buyer/investor or their representative agent.
Deposit Contract
Once both parties agree, a private sale contract, commonly known as a «deposit contract» (contrato de arras), is signed. This document specifies the final price, the deadline for finalizing the sale, and any agreed-upon terms.
Notary
The final sale takes place at a Notary’s office, attended by both the buyer and seller with their real estate agents. Alternatively, agents may attend on behalf of their clients through a power of attorney. At this stage, the purchase is formalized through a public deed.
Land Registry
The deed of sale must then be registered with the corresponding Land Registry, and the homeowners’ association must be informed of the new owner.

At the buyer/investor’s request, or that of their representative agent, ERA Spain will manage the entire property registration process with the official Land Registry.
Independent Property Valuation
At the buyer/investor’s request, or that of their representative agent, ERA Spain will arrange for a property valuation by an official valuation company authorized by the Bank of Spain. This service is optional and involves an additional cost. Check our international legal services fee schedule.
Taxes
At the buyer/investor’s request, or that of their representative agent, ERA Spain will handle the payment of any taxes required by current legislation.
